Why instruct an independent surveyor? Whilst most newly built homes will be covered by an NHBC guarantee, it makes sense to have a survey on any property new or old. We find that many people rely on the superficial mortgage valuation report undertaken by their mortgage provider. In many cases this can represent little more than a “desk top” survey with, in some instances, no requirement even to inspect the property in question.  Obviously if there is an underlying problem, we feel that it is important to find out what that is before it is too late, otherwise there may be a number of potentially costly defects that may go undetected.

Your choice of surveyor is an extremely important consideration that is often overlooked. We believe surveyors should be accessible and fully involved in the buying process.  For example, we encourage buyers who employ one of our surveyors to chat through any possible concerns they might have about the property before and after one of our surveyors visits the property you are looking to buy. For instance you may require particular feedback on the location, purchase price or you may simply require an opinion on the general condition of the property. This means that the written report can then put emphasis on the issues that really matter to you.

Our surveyors can also inspect the property in the context of how it will be used and what plans you might have for it.  We believe this is far more meaningful than a “cold” inspection.

 

Likewise, it is also important to employ a surveyor who knows the area intimately and is aware of local issues that might affect the property.  Large lending/surveying operations sometimes appoint a surveyor from outside the area, who might have little or no knowledge of important local issues.
