The Local Property Market April 2012

 

Despite the weather doing its best to dampen the enthusiasm of potential buyers and sellers this month we found activity yet again to be very strong at all of our residential sales offices.

 

Our offices registered 1179 new potential buyers, which was an increase of 12% compared to April 2011, 1860 viewings were carried out, which was an increase of 20% and we received 225 offers, which was again an increase of 20%.  Sales agreed increased by 26% and new instructions to the market increased by 25% and this proved to be the best month so far this year. Once again property completions were substantially higher than this time last year. The final reporting week of April proved to be the most active with four of our seven offices selling six properties each.

 

The residential letting market also remains active with a large number of people looking to rent rather than buy. All properties types are receiving interest to the point that there is still a shortage of good properties available for would be tenants to view. However if you are thinking of letting your home please remember to find out what services, and the quality of service, your chosen agent can offer. I would recommend that you use a regulated agent who is able to offer a wide range of services that can offer you protection, legal advice and attend court on your behalf in the event of the tenancy going wrong. Finding a tenant is the easy part!
