Following the announcement by the Chancellor regarding the changes to Stamp Duty this week Rightmove reported a 22% uplift in traffic within the first half an hour! This week has been incredibly busy!   Activity levels have been tremendous, 272 new buyers registered, 340 viewings carried out, and 62 new offers received. New instructions to the market and sales agreed were at there highest level since the outbreak of Covid-19.   We urgently need more homes to sell and now offer virtual tours using a drone. Within the Birmingham area, property detail views on Rightmove are now 5% higher compared to the same time last year.Agreed property sales this week increased with some sales agreed within a matter of days of us receiving the instructions to sell them.Overall it was a positive week, and we registered 219 buyers, carried out 222 viewings and received 37 new offers.We need more homes to sell, especially in Four Oaks where we have a shortage of family homes to offer but plenty of potential buyers. This week Zoopla reported "Four weeks on from the reopening of the property market and a rapid rebound in demand for homes has been followed by an unprecedented rebound in new sales agreed" they went on to say "Demand for housing is now 54% higher than at the start of March, as pent-up demand returns to the property market". On a local level, we are inundated with calls and enquiries from would-be buyers and sellers, and some of our new instructions have sold within days.   Lenders are struggling to keep up with demand. In the case of 90%, lending available funds are being secured within a matter of hours of the funds being released. There has been an enormous surge in demand in the Midlands, according to Rightmove. They went on to say that on May the 27th visits to the portal exceeded six million for the first time, which is up 18 per cent on the comparable day of 2019.   So what about the local property market? This week has seen a significant increase in enquiries ranging from market appraisals and viewing requests to mortgage appointment enquiries. Market appraisals enquiries alone increased by 246% and buyers registering increased by 188% compared to the week before.   Rightmove reported (picture attached) year on year change in detail views at the height of the lockdown dipped to minus 33%, but as of this week, activity is now only minus 5% so all in all a very positive week.   The safety of our customers and colleagues is of paramount importance. As our branches re-opened this week, we decided to allow one member of staff to return to an office working from behind closed doors and by appointment only. Supporting them are a team of homeworkers answering incoming calls and conducting appointments. On Monday the Government issued guidance regarding the road ahead. It was clear that estate agency fell in the "non-essential retail" category which meant we would not be able to open our offices until at least the 1st of June. However, on Tuesday evening the media announced that Estate Agents would be able to open from Wednesday!   Our branches will start to reopen from next week with limited staff presence, and our "homeworkers" will continue to work from their homes.   Safety is of paramount importance, and our new guidelines will ensure that we conduct all external appointments safely to protect our sellers, potential buyers and our staff. Visits to our branches will be by appointment only so if you would like to visit us; please call us in the first instance.   Since Wednesday enquires increased dramatically and it will be interesting to see where we go from here. At this moment in time, the reaction to the news this week has been incredibly positive. Buyers and sellers "stuck" in the conveyancing procedure by and large are now eager to proceed with their respective sale/purchase, and valuation enquires are increasing daily.   We are very much open for business, albeit in a very different way and we expect that this new way will become the "norm" for the remainder of this year. The Government announced today that Estate and Letting Agents would be allowed to re-open.We have procedures and equipment in place to conduct appointments in safety, and we will relay this information to all existing and new clients. We intend to gradually re-open our premises in addition to allowing our staff to work from home. This week a study by Rightmove suggested that "94 per cent of buyers and sellers currently in the market are determined to go ahead with their plans after lockdown". They went on to say that "40 per cent of buyers and sellers said they were going forward as planned and 54 per cent said that they had postponed their plans for now, but we're planning to continue after the lockdown ends".   Visits to Rightmove initially dropped 40 per cent as lockdown commenced, but this has been recovering slowly over the past few weeks. This week they are up over 20 per cent when compared with the first few days of lockdown.   Locally we see a similar pattern. General enquires started to increase last week, and that has continued again this week. If we compare last week to the same period a month ago virtual market appraisals booked increased from 1 to 14, applicants registered increased from 24 to 55, Viewings booked increased from 0 to 22 and offers received increased from 1 to 14. This week the same figures have risen again.   Based on these figures, we expect demand to be high post lockdown. With this in mind, we have purchased PPE equipment for our staff and customers. We have written procedures in place, subject to final guidelines from the government, to ensure that all contact between clients and staff follow government guidelines.   If you are thinking of buying or selling, please contact us. This week general day-to-day enquires increased across the board. Local buyers and sellers appear to be making plans on the assumption that the lockdown period will come to an end in May. We have many market appraisals and viewings ready and waiting to be booked. Green and Company are one of a few agents that have remained open through this crisis. By staying open, we helped 86 parties physically move home since lockdown began. Based on the knowledge and feedback received through the lockdown period, we do not expect to see any negative price correction as a result of COVID-19. Given the circumstances, we have had another productive week.Even though the streets of Sutton Coldfield are tranquil enquires from the property portals, and our website keep coming in. The mood from potential buyers and sellers across our network seems to be one that there is a desire to do something now in readiness for when the lockdown period is over.It would appear that Estate Agents are on the list to be one of the first businesses to be able to open after the lockdown. The spring market is still moving where it can, and many clients are still looking to sell their home in the coming weeks, meaning there will be plenty of new buyers out in the marketplace. We have also taken instructions to market 9 new homes.   As expected, the numbers are low, but activity levels have started to increase, especially key workers who need to do something now. Another week of lockdown has passed, and our staff are still working from home progressing sales and dealing with new enquiries.   We have found that most solicitors/conveyancers are maintaining their usual hours and protocol to ensure the conveyancing process keeps moving along in readiness for when the lockdown ends.   We are still receiving enquiries from potential buyers. To accommodate them nearly a third of our properties now have virtual tours, which have been uploaded to Rightmove. And we are working with our clients where we can to provide personal tours. This week cannot be described as a typical week. With most employers and employees struggling to deal with the daily issues created by the Coronavirus! Despite this, we are still selling homes and dealing with enquiries albeit substantially lower than usual. Whatever normal is! 88 new applicants registered, 198 viewings carried out 30 new offers.   New instructions to the market understandably reduced to just 14 this week. The already low level of available homes will now be in even more demand which could, despite everything, create an artificial price increase across the market place. Only time will tell! In light of all the recent information concerning Covid-19, we wanted to reach out to our clients and remind everyone that we all have a part to play in minimising the spread of any illness.   Our teams in all our branches work incredibly hard to deliver the very level of customer service to every person who visits us. With that in mind, we kindly ask that if you are feeling unwell or experience any symptoms similar to those of Covid-19 or have travelled to any of the areas affected, that you postpone your visit to our branches. We remain open and contactable via phone, email and social media and the vast majority of our clients continue to allow our staff to book viewings for prospective buyers. Feedback to date suggests it's business as usual.
