This week was far from ordinary! The lockdown on Monday certainly changed things for the foreseeable future. So how has this affected the local market?   If you are currently buying or selling a property most of the local solicitors/conveyancers are still working and fully intend to progress all sales to the point that they can exchange contracts. The circumstances behind the sale will then dictate if you can complete contracts. This week cannot be described as a typical week. With most employers and employees struggling to deal with the daily issues created by the Coronavirus! Despite this, we are still selling homes and dealing with enquiries albeit substantially lower than usual. Whatever normal is! 88 new applicants registered, 198 viewings carried out 30 new offers.   New instructions to the market understandably reduced to just 14 this week. The already low level of available homes will now be in even more demand which could, despite everything, create an artificial price increase across the market place. Only time will tell! In light of all the recent information concerning Covid-19, we wanted to reach out to our clients and remind everyone that we all have a part to play in minimising the spread of any illness.   Our teams in all our branches work incredibly hard to deliver the very level of customer service to every person who visits us. With that in mind, we kindly ask that if you are feeling unwell or experience any symptoms similar to those of Covid-19 or have travelled to any of the areas affected, that you postpone your visit to our branches. We remain open and contactable via phone, email and social media and the vast majority of our clients continue to allow our staff to book viewings for prospective buyers. Feedback to date suggests it's business as usual. It has been a busy week for big announcements! What with the budget, the Bank of England announced an interest cut to just .25% and the Royal Institution of Chartered Surveyors advised: "Sales in February grew, for the third consecutive month". They also went on to say that the West Midlands saw the "biggest bump in new properties coming onto the market."   In most circumstances, this would be positive news. However, the Coronavirus is on most people's minds at the moment. As I write, we haven't seen any downturn. Understandably people are concerned, but they are carrying on as usual, albeit taking more precautions. As a business, we are also taking precautions to protect our staff and clients, and we will continue to play an active role in the local property market.   We are still carrying out valuations and still urgently need more homes to offer to the high number of buyers that are registering with us. This week it was great to see some sunshine instead of the usual rain! Activity levels remain buoyant, and new instructions to the market have started to increase ever so slightly.   With demand remaining steady the sales we agreed this week achieved, on average, 99% of their asking prices which was an increase of 1% compared to the last three months. The Telegraph published a report this week about the largest online agent in the United Kingdom, Purplebricks. The article stated that in 2019 the agency withdrew 21,830 listings which amounted to more than £18m in fees. If this is the case, then 21,830 sellers paid Purplebricks NOT to sell their home!   A lot of sellers do sell their home with Purplebricks, but our advice would be to consider all of the options available before committing to an estate agent.   Green and Company offer a NO SALE NO CHARGE option. This week the NAEA Propertymark has provided more evidence that supply continues to lag demand in the market. The latest NAEA Propertymark housing report, based on a survey of 243 agents, shows that the number of potential buyers registering has hit a four-month high of 382 per branch. This week Rightmove reported that they received a record-breaking 152 million visits in January which was a 7% increase compared to the year before. Sales agreed increased by 12% year-on-year nationally. Closer to home in the West Midlands sales agreed increased by 7%, which backs up everything we are seeing at a local level.   Once again this week, activity levels were exceptional. This week activity levels continued to increase. We welcomed the number of new instructions that came to the market, which is just what we needed to see to satisfy the demand from would-be buyers that have registered to buy since December. Many property types are selling, but two properties stood out. We sold (STC) a three bedroomed traditional property on Tudor Hill within a day that had an asking price of £600,000. The second one was a two bedroomed mid-terraced property on Bilberry Road. The asking price was £230,000, and we agreed a sale within a few days. Overall January sales in 2020 were significantly better than in 2019, and we are looking forward to February. This week Rightmove reported that they had received over 1.3 million buyer enquiries since the election, which is a 15% increase compared to last year. They also said that the number of sales agreed has also increased by 7.4%. Within the West Midlands, the average asking price is £230,222, which is an increase of 2.6% compared to the previous month. On average it takes 68 days to sell a home which is the second shortest time within each of the regions of the United Kingdom. Closer to home, all our areas of activity remain strong. Our offices carried out 75 market appraisals, registered 234 applicants, carried out 304 viewings and received 49 new offers. Incoming calls received increased again this week to an impressive 2938! It has been a busy week this week for us, with lots of positive enquiries throughout our branches.   Despite the reliance these days on technology, we received 2782 calls which transpired in too many conversations between ourselves and would-be buyers and sellers about the local housing market. This resulted in activity levels increasing substantially. We carried out 88 valuations, registered 217 new applicants, carried out 329 viewings and received 56 new offers.   It has been a great week, and we are looking forward to next week when we expect to receive a large number of offers due to the number of viewings booked to take place this weekend.   Have a great weekend!...

The “Boris bounce”!? Surprisingly we have seen the number of Market Appraisals booked this week increased by 23% compared to the first two weeks of the month on a day-by-day basis. Rightmove announced this week that they expect prices to rise in 2020, so all of this confirms our thoughts that the local property market will be considerably better next year. We now have a government with a clear majority. Brexit should be agreed, at least initially, by the end of January. We expect the local property market to bounce back strongly in the New Year as confidence returns. Boxing Day really is one of the busiest days online with many potential buyers and sellers looking at the many property options on offer.
