As expected the Christmas festivities, New Year celebrations and family time took precedence this week. That said we still registered 157 new buyers, arranged 177 viewings and received 30 offers. Since the election, the number of Market Appraisals booked has steadily increased, which should bode well and we expect January to generate a high level of activity. With the General Election and Christmas now behind us and children back at school, potential sellers are starting to put into action their plans for the year. Traditionally people wait for Spring to sell their homes, but our data shows if you’re looking to get moving, then there’s no better time to put your house on the market than this month. We have booked 128 market appraisals which is an increase of 14% compared to last year, so this would suggest new instructions to the market will be high this month. It has been a busy week this week for us, with lots of positive enquiries throughout our branches.   Despite the reliance these days on technology, we received 2782 calls which transpired in too many conversations between ourselves and would-be buyers and sellers about the local housing market. This resulted in activity levels increasing substantially. This week Rightmove reported that they had received over 1.3 million buyer enquiries since the election, which is a 15% increase compared to last year. They also said that the number of sales agreed has also increased by 7.4%. Within the West Midlands, the average asking price is £230,222, which is an increase of 2.6% compared to the previous month. On average it takes 68 days to sell a home which is the second shortest time within each of the regions of the United Kingdom. Closer to home, all our areas of activity remain strong.
