The local property market - January week 4

This week activity levels continued to increase. We welcomed the number of new instructions that came to the market, which is just what we needed to see to satisfy the demand from would-be buyers that have registered to buy since December. Many property types are selling, but two properties stood out. We sold (STC) a three bedroomed traditional property on Tudor Hill within a day that had an asking price of £600,000. The second one was a two bedroomed mid-terraced property on Bilberry Road. The asking price was £230,000, and we agreed a sale within a few days. This week we focused on the number of new instructions coming to the market place. Buyer demand is strong! This week Rightmove reported that they received a record-breaking 152 million visits in January which was a 7% increase compared to the year before. Sales agreed increased by 12% year-on-year nationally. Closer to home in the West Midlands sales agreed increased by 7%, which backs up everything we are seeing at a local level.   Once again this week, activity levels were exceptional. We registered 199 applicants, carried out 264 viewings and received 37 new offers.   Due to ongoing demand, we urgently require three bedroomed traditional semi-detached and four bedroomed detached homes. This week the NAEA Propertymark has provided more evidence that supply continues to lag demand in the market. The latest NAEA Propertymark housing report, based on a survey of 243 agents, shows that the number of potential buyers registering has hit a four-month high of 382 per branch. The Telegraph published a report this week about the largest online agent in the United Kingdom, Purplebricks. The article stated that in 2019 the agency withdrew 21,830 listings which amounted to more than £18m in fees. If this is the case, then 21,830 sellers paid Purplebricks NOT to sell their home!   A lot of sellers do sell their home with Purplebricks, but our advice would be to consider all of the options available before committing to an estate agent.   Green and Company offer a NO SALE NO CHARGE option.
