The Great Sutton Coldfield Bungalow:
Why it's back in fashion (and why it never really went out)
In an age of towering new build flats and sprawling three-storey town homes, there is something refreshingly honest about a bungalow. No stairs. No split-level gimmicks. Just a simple, all-on-one-level home that offers practicality, privacy, and increasingly, prestige.
If you had asked the average house hunter a decade ago to rank their dream home, the bungalow might have appeared low on the list. Today, that story is changing fast. Demand is outstripping supply, prices are rising faster than many other property types, and in some parts of the country, bungal...

Sutton Coldfield’s Love Affair with bungalows
For much of the last two decades, bungalows have quietly slipped out of fashion. Overshadowed by those glossy new build developments, three storey townhouses and open plan ‘modern living’, they became seen by many as somewhere only your granny lives rather than an aspirational home move. Today, bungalows are starting to become some of the most sought after homes in the l...

...emand for bungalows being very high.
On average, the homes we are selling sell for -0.57% of the asking price, and so far in 2023, it is taking, on average with ourselves, 58 days (49 in 2022) to agree a sale and 131 days (125 in 2022) from sale agreed to completion of contracts.
As we head into Spring, I expect April and May will continue in a similar vein to what we have seen in March.
All the very best.

...emand for bungalows is very high at this moment in time. In the last twelve months, Lichfield Road has seen the highest number of sales being agreed, followed closely by Clarence Road and Jockey Road.
It wasn't that long ago that many so-called experts predicted a price crash of between twenty and thirty per cent. This week, Nationwide reported that house prices dipped by 0.1% in May, but the reality is prices are still only 4% below the big peak of Summer 22 and significantly higher than the pre-Covid boom.
Overall and despite three bank holidays, we had a very productive month. We placed 136 properties on the market, booked 1018 viewings, received 23...

The impact on house prices in Sutton Coldfield
Across the country, the total number of properties for sale is at its highest since 2013, and Sutton Coldfield is no exception. Compared with the height of the pandemic, stock levels locally have risen sharply. While more choice is good news for buyers, it creates a more challenging environment for Sutton Coldfield home sellers, especially those who overpaid in the heat of the market.
The property price growth of the pandemic years has slowed right down. Between mid-2020 and September 202...

...specially bungalows for the older generation).
In 2025, Sutton Coldfield's numbers suggest a cautious but active market. The 'itch to move' has not gone away; it's simply more considered. Homeowners are thinking harder before they act, weighing up lifestyle, family, and long-term financial stability.
But the itch is still there.
Homeownership isn’t static. It’s a cycle, one that reflects not just economics, but human nature. We put down roots, but we also crave renewal.
If you’re a Sutton Coldfield homeowner wondering whether your current home still fits the life you want, you’re not alone. The data shows most of us reach that point every decade or s...
