The Royal Institution of Chartered Surveyors (RICS) offers three levels of home survey for people who are buying, selling, or staying in a property.

 

The RICS Home Survey – Level 1:

A basic inspection that provides a summary of risks and defects and assigns "traffic light" ratings to different parts of the building, services, and grounds.

 

The RICS Home Survey – Level 2 (survey only)

A more extensive inspection that focuses on the general condition of the main elements of a property, including concealed areas that are normally opened or used by the occupants.

 

The RICS Home Survey – Level 2 (survey and valuation)

Includes the surveyor's professional opinion on the market value of the property, an insurance reinstatement figure, and a list of problems that may affect the value.

 

The RICS Home Survey – Level 3

A detailed inspection that includes a report on the structure and fabric of the property, as well as tests of the building fabric and services. It is recommended for large, older, or run-down properties, as well as buildings that are unusual or altered, or that are undergoing major works.
