The local property market - October week 1   As mentioned in previous weeks, front end activity continues to be strong and once again, a good number of houses sales have been agreed this week.   Despite strong sales since the end of the lockdown period, the time taking for them to complete has increased. Post lockdown obtaining a mortgage offer can take a lot longer than expected. Lenders "service levels" and timescales can vary greatly. In some instances, a mortgage application won't even be looked at by the lender for twenty-seven working days. If the bank's underwriters decide that they need more information, this can add another one to two weeks before it is looked at again. Solicitors and conveyancers are also dealing with a high number of transactions. When you factor in that many employees are still working from home, this can also add time to transactions. Because of these factors, transaction time scales have increased from an average of four to five months, pre-lockdown to five to six months post lockdown.   If you want to take advantage of the current stamp duty exemption, we offer the following advice.   Before you view any properties, speak to a Financial Adviser and obtain an Agreement in Principle. When you have found a new home, and your offer has been accepted, apply for your mortgage immediately and check that your preferred lender's turnaround times will work with your timescales. Instruct a solicitor/conveyancer within a matter of days and advise them that you want to take advantage of the stamp duty exemption. Return all the paperwork that you receive from your solicitor/conveyancer in a timely fashion. Keep in contact with the Estate Agent who has sold the property; they are there to help you! Finally, do everything you can to find a home to buy in 2020. ...

Week four proved to be another busy week, and the month as a whole was a busy one. Collectively we registered 1014 new potential buyers, arrange 1220 viewings, received 233 offers and carried out 300 market appraisals.   Sales agreed over the last few months have been very good; however, the path to completion of contracts has been a difficult one. Selling a property is a complicated process, with several stages and multiple people involved to get through the whole process to completion. According to data from ViewMyChain.com, receiving an offer once the property is on the market can take around ten weeks, your buyer arranging a solicitor can take well over a month and arranging their mortgage can take up to six weeks, and that’s just a few of the tasks the buyer has to tick off. The solicitors, surveyors and estate agent will also all have their own tasks to complete before the job is done. When all combined, the average time it takes to sell a property from going on the market to completion is six months. Pent-up demand has led to properties taking less time to sell since the height of lockdown, according to research published by the BBC.   In the 90 days to mid-August, a three-bedroom home has typically sold in 24 days, property portal Zoopla said.   This is 12 days quicker than the same period a year ago. Activity remains strong as buyers across the region appear to be swapping sand and sun for bricks and mortar as demand for property continues to soar well into the summer. We usually see the housing market slow down at this time of year as people go on their summer holidays. Activity levels remained stable again this week with another 266 potential buyers registering with us. For the month so far we have registered 510 new potential buyers, carried out 578 viewings and received 99 new offers.   According to Rightmove, the post lockdown mini-boom has accelerated rather than slowed down, with property sales agreed over the past month hitting a record high of more than £37bn.   Buyers appear to be ignoring the usual summer holiday slowdown; the property website reports that the latest weekly sales agreed figure was up by 60% compared to the corresponding week last year.   Are you looking to sell? Did you know Stamp Duty had been removed or reduced until the 31st March?This is indeed great news, however, it can take 3 to 4 months from finding a property to completing contracts so buyers really need to have found something in 2020 to ensure that they secure these fantastic reduced rates.Read below for more information:Residential Rates on purchases from 8 July 2020 to 31 March 2021If you purchase a residential property between 8 July 2020 to 31 March 2021, you only start to pay SDLT on the amount that you pay for the property above £500,000. These rates apply whether you are buying your first home or have owned property before. We have had another busy week with the level of enquires received. Rightmove reported that "44% of new listings that came up for sale in the first month after the English market opened on 13th May have already been marked as sale agreed" and the "number of sales agreed is up 15% in England on last year, and in the five days after the stamp duty announcement it jumped to 35% up on the same day a year ago".Positive news but if you are looking to buy but you haven't spoken to anyone about your mortgage, we recommend that you do as soon as possible. Most lenders are offering some attractive deals, but it can take time to secure finance from them. As previously said the changes to stamp duty had been received positively, but most buyers will need to have found a property to buy by the end of this year to ensure that they complete contracts before the end of March 2021.Are you thinking of selling? Following the announcement by the Chancellor regarding the changes to Stamp Duty this week Rightmove reported a 22% uplift in traffic within the first half an hour! Within the Birmingham area, property detail views on Rightmove are now 5% higher compared to the same time last year.Agreed property sales this week increased with some sales agreed within a matter of days of us receiving the instructions to sell them.Overall it was a positive week, and we registered 219 buyers, carried out 222 viewings and received 37 new offers.We need more homes to sell, especially in Four Oaks where we have a shortage of family homes to offer but plenty of potential buyers. This week Zoopla reported "Four weeks on from the reopening of the property market and a rapid rebound in demand for homes has been followed by an unprecedented rebound in new sales agreed" they went on to say "Demand for housing is now 54% higher than at the start of March, as pent-up demand returns to the property market". On a local level, we are inundated with calls and enquiries from would-be buyers and sellers, and some of our new instructions have sold within days.   Lenders are struggling to keep up with demand. In the case of 90%, lending available funds are being secured within a matter of hours of the funds being released. There has been an enormous surge in demand in the Midlands, according to Rightmove. They went on to say that on May the 27th visits to the portal exceeded six million for the first time, which is up 18 per cent on the comparable day of 2019.   So what about the local property market?
