All property types are creating interest with multiple viewings, offers, and in many cases selling for more than the asking price. Following the bank holiday, we re-opened to a high level of enquiries from multiple buyers for all property types, which continued throughout the week. New instructions to the market and sales valuations were also strong, which is great to see and just what we need in this buoyant market. This week we registered 281 potential buyers, booked 306 viewings and received 98 offers. There is an increasing level of properties receiving multiple offers, which then sell for more than the original marketing price. As ever, we advise you to keep in regular contact with your agent, mortgage adviser and conveyancer, reply to any enquiries, answer any questions and provide any information promptly. The local conveyancers that we work with are working flat out to ensure as many of their clients meeting the deadlines but as often is the case, there are multiple factors, third parties that can and do create complications....

Once again, activity held up well over the week. We registered 304 applicants, booked 365 viewings and received 98 offers. Many property types are selling quickly, and in some cases, multiple viewings are arranged, multiple offers are received, and selling for in excess of their asking prices.   Overall, April was a busy month with front end activity buoyant. After a very successful March, we expected completions to continue at a similar rate, but unfortunately, the conveyancing process remains slow. If you have sold, subject to contract, our advice remains the same. Keep in touch with your agent and conveyancer, return paperwork promptly and, if applicable, apply for your mortgage immediately after agreeing to a sale.   New instructions to the market were good but below buyer demand. On Monday of this week, lockdown restrictions eased, the sun came out, the beer gardens were packed, and incoming calls reduced! On Tuesday, activity returned to normal and remained consistent throughout the remainder of the week 😊Although the majority of homes are selling quickly, we are finding, via software that we use, that many homes have remained unsold for a good number of weeks. One example was a property in Calder Drive. We initially carried out a sales valuation in October 2020. The vendor decided to instruct another estate agent that same month. We kept in touch because they wanted to buy locally, and on the 12th of April, the vendor, by now fed up due to the lack of interest, instructed us to market their home. The final week of the month proved to be incredibly busy. With the restrictions beginning to lift and warmer weather, there was a great deal of positivity surrounding Sutton Coldfield's streets. In March, property completions increased by 44% compared to February as sales agreed from many months ago finally began to complete contracts. Activity overall was staggering compared to February, with booked sales valuations increasing by 41%, applicants registered increased by 31%, viewings booked increased by 32% and offers received increased by 16%.   The majority of new instructions to market are selling (STC) relatively quickly, but they need to be priced within the current market. Based on data we can see via one of our software partners, we can see many properties advertised for weeks on end. A case in point is the following three properties, Enstone Road, Stephens Road and Ansell Road, that had all been on the market for weeks with another estate agent, but we sold them within days of receiving instructions to sell them. This week, activity remained strong with another 309 potential buyers registered, 290 viewings booked, and 95 new offers received.   Are you thinking of buying? The government recently announced a new mortgage guarantee scheme to support a new generation in realising the dream of home ownership. This will increase the availability of 95% Loan-to-value mortgage products, enabling more buyers to access mortgages without the need for large deposits.   Due to launch in April, the mortgage guarantee scheme will see the government 'guaranteeing' 95% mortgages for buyers with 5% deposits. The scheme announced in the March Budget has been designed to encourage banks and building societies to offer 95% mortgages again and give a genuine and substantial lift to the housing market.   Under the terms of the scheme, the government will guarantee the portion of the mortgage over 80%, with a 95% mortgage; this means the remaining 15%. In practice, it means the government will partially compensate the lender if a homeowner fails to pay their mortgage. The local property market – March week 1   We were pleased that the stamp duty deadline has been extended this week to the end of June in its current format. This will now help many local buyers and sellers, who were probably going to be unable to complete by the end of this month, benefit from the reductions on offer.   Are you looking to buy or sell a home now that the deadline has been extended?   If you are selling - we would recommend placing your home on the market as soon as possible. Instruct a solicitor/conveyancer straight away and ask them to prepare a contract in readiness for finding a buyer. This could save you around four weeks.   If you are buying a home;   1. Before you view any properties, speak to a Financial Adviser and obtain an Agreement in Principle.   2. When you have found a new home, and your offer has been accepted, apply for your mortgage immediately. Check that your preferred lender's turnaround times will work with your timescales.   3. Instruct a solicitor/conveyancer within a matter of days and advise them that you want to take advantage of the stamp duty exemption.   4. Return all the paperwork that you receive from your solicitor/conveyancer in a timely fashion.   5. For anyone who’s found it challenging to save for a 15% or 20% deposit over the past year or so, we’ve got some good news to share. Chancellor Rishi Sunak announced in the Spring Budget that the government is introducing a mortgage guarantee scheme to help first-time buyers and existing homeowners.    How will the mortgage guarantee scheme work? Under the new scheme, which will launch in April, first-time buyers and existing homeowners will be able to purchase homes worth up to £600,000 with a deposit of just 5%. And this means that the majority of buyers should be eligible for the scheme.   The scheme works because the government pledges to repay lenders some of their losses if you as the buyer default on your mortgage repayments for any reason. In return for this guarantee, lenders have to sell mortgages worth up to 95% of a home’s price – so that you as the borrower can proceed with a deposit of 5%.   It’s a potential game-changer for many first-time buyers as lots of 95% mortgages were made unavailable during the past year. Stamp duty holiday deadline extended in Spring Budget.   Today, the government announced that the temporary stamp duty holiday in England and Northern Ireland had been extended until the end of June.   Hopefully, the news will come as a relief to those buyers and sellers who have been desperately trying to get their sale completed in time to meet the previous deadline of the 31st of March.   What is the temporary stamp duty holiday?   The temporary stamp duty holiday, first announced by the government on the 8th of July last year, means that if you are buying a home up to the value of £500,000, you will not pay any stamp duty. The extension means you now have until the 30th of June to complete on the purchase to make the stamp duty saving. Then, to smooth the transition back to normal, the nil rate band will be £250,000, double its standard level, until the end of September. It will return to the usual threshold of £125,000 on the 1st of October. ...

The government is set to announce a new mortgage guarantee scheme during Wednesday's Budget. The scheme will offer incentives to lenders which have "virtually disappeared" during the pandemic, the Treasury said. The scheme is set to launch to lenders from April and will allow both first-time buyers and current homeowners to purchase properties up to £600,000 with a 5% deposit. Chancellor Rishi Sunak said: “Owning a home is a dream for millions across the UK and we want to help as many people as possible. Saving up for a big deposit can often be difficult, and the pandemic has meant there are fewer low deposit mortgages available.” The government first announced plans for a new scheme to increase the number of 95% LTV mortgages last October. Boris Johnson reportedly asked ministers to design the plan, which he said would involve removing stress tests for mortgage applicants, instead extending “a form of state guarantee” to lenders to de-risk the loans. Mark Hayward, chief policy adviser at NAEA Propertymark, added: “A government backed mortgage guarantee scheme will help first -time buyers get on the housing ladder at a time when for many owning a home seems an impossible dream. Alongside the potential extension of the stamp duty holiday that we have been calling for, this new scheme will go some way in giving some hope to first-time buyers at a time when the size of deposits required means they fall at the first hurdle.”...

Rightmove reported this week that across the UK, "high demand was outstripping supply and pushing up prices: new seller numbers are 21% down on prior year as owners of family homes delay coming to the market, perhaps due to home-schooling distractions".
