Completions finally came to fruition this week, with many of our clients moving before the first stamp duty deadline ended. Completions in June increased by an incredible 44.2% when compared to May.   Overall, June was another busy month, with many properties selling quickly after receiving multiple viewing requests and offers. For the month, we registered 1131 new buyers, arranged 1337 viewings and received 104 offers.   The local property market is incredibly active now, and we urgently need more homes to sell. It was another busy week, with all property types receiving a great deal of interest. The final week of the month proved to be a busy as the earlier weeks. We continue to sell more homes than the amount coming to the market, with many homes receiving multiple viewings and offers. This week we registered 275 potential buyers, booked 325 viewings and received 106 offers. Despite a slight increase in the level of New Instructions over the last week or so, we are still struggling to satisfy demand. All property types are creating interest with multiple viewings, offers, and in many cases selling for more than the asking price. Following the bank holiday, we re-opened to a high level of enquiries from multiple buyers for all property types, which continued throughout the week. New instructions to the market and sales valuations were also strong, which is great to see and just what we need in this buoyant market. This week we registered 281 potential buyers, booked 306 viewings and received 98 offers. There is an increasing level of properties receiving multiple offers, which then sell for more than the original marketing price. Many property types are selling quickly, and in some cases, multiple viewings are arranged, multiple offers are received, and selling for in excess of their asking prices.   Overall, April was a busy month with front end activity buoyant. After a very successful March, we expected completions to continue at a similar rate, but unfortunately, the conveyancing process remains slow. On Monday of this week, lockdown restrictions eased, the sun came out, the beer gardens were packed, and incoming calls reduced! On Tuesday, activity returned to normal and remained consistent throughout the remainder of the week 😊Although the majority of homes are selling quickly, we are finding, via software that we use, that many homes have remained unsold for a good number of weeks. One example was a property in Calder Drive. We initially carried out a sales valuation in October 2020. The vendor decided to instruct another estate agent that same month. We kept in touch because they wanted to buy locally, and on the 12th of April, the vendor, by now fed up due to the lack of interest, instructed us to market their home. The final week of the month proved to be incredibly busy. With the restrictions beginning to lift and warmer weather, there was a great deal of positivity surrounding Sutton Coldfield's streets. In March, property completions increased by 44% compared to February as sales agreed from many months ago finally began to complete contracts. Activity overall was staggering compared to February, with booked sales valuations increasing by 41%, applicants registered increased by 31%, viewings booked increased by 32% and offers received increased by 16%.   The majority of new instructions to market are selling (STC) relatively quickly, but they need to be priced within the current market. Based on data we can see via one of our software partners, we can see many properties advertised for weeks on end. A case in point is the following three properties, Enstone Road, Stephens Road and Ansell Road, that had all been on the market for weeks with another estate agent, but we sold them within days of receiving instructions to sell them. This week, activity remained strong with another 309 potential buyers registered, 290 viewings booked, and 95 new offers received.   Are you thinking of buying? The government recently announced a new mortgage guarantee scheme to support a new generation in realising the dream of home ownership. This will increase the availability of 95% Loan-to-value mortgage products, enabling more buyers to access mortgages without the need for large deposits.   Due to launch in April, the mortgage guarantee scheme will see the government 'guaranteeing' 95% mortgages for buyers with 5% deposits. The scheme announced in the March Budget has been designed to encourage banks and building societies to offer 95% mortgages again and give a genuine and substantial lift to the housing market.   Under the terms of the scheme, the government will guarantee the portion of the mortgage over 80%, with a 95% mortgage; this means the remaining 15%. In practice, it means the government will partially compensate the lender if a homeowner fails to pay their mortgage.
